How do I know whether my building qualifies for urban transformation?
A building is classified as risky through a report prepared by an organisation licensed by the Ministry of Environment and Urbanisation. An application by a single owner is enough to start the assessment. If the report finds the building risky, it falls under Turkish Law No. 6306.
Do all flat owners have to agree?
No. Once a building is designated as risky, a decision taken by owners holding the majority of the land share is sufficient. The rights of owners who do not join are separately regulated by law. In practice, however, the healthiest route is to sit down with every owner at the start.
Is rent assistance available during the process?
Owners and tenants of buildings designated as risky may receive rent assistance for a defined period after vacating. The amount and duration are set annually by the ministry and vary by province. Rent assistance and loan interest support cannot be used at the same time.
How long does urban transformation take?
It depends on the size of the building, the number of owners and municipal permit procedures. The longest part is usually not construction but reaching agreement among owners, which is why we begin with a written distribution table and a clear schedule.
How is the size and location of my new flat decided?
Units in the new building are allocated according to your existing land share and the agreed distribution ratio. Floor, facade and size preferences are usually settled by a draw or joint decision among owners. We share this table in writing before the contract is signed.
